Mold inspection & testing FAQ.

Will I find mold no matter what?

No. About 30% of our reports come back with no actionable mold. We tell you when there's nothing to fix.

Do I need to leave the house during testing?

No. The visit takes 60–90 minutes. You can be home the entire time. We just ask that windows and HVAC stay closed for the hour before we arrive so air samples are accurate.

What equipment do you use?

Two BioPump (Zefon Bio-Pump Plus) industrial air sampling pumps with Air-O-Cell cassettes, a FLIR thermal imaging camera, non-invasive moisture meters, and sterile swabs and tape-lifts. All samples go to BTLS (Biotesting Laboratory Services), a licensed AIHA-accredited lab in Tarzana, for species identification.

What does the lab actually test for?

Spore identification (genus and species), spore count per cubic meter, comparison to outdoor baseline, and presence of indicator species — Stachybotrys, Chaetomium, certain Aspergillus types — that point to long-term water damage.

Can you test for mycotoxins or VOCs?

Yes, but as add-ons. Standard testing covers airborne spores and surface samples — that catches 95% of cases. ERMI / mycotoxin / VOC panels add $180–$420 and another week of lab time.

Will my insurance cover mold or smoke damage testing?

Often, if you've had a documented water event (leak, flood, slab issue) or fire event in the last 90 days. We provide insurance-ready reports with IICRC S520 language. We can't promise coverage but our paperwork won't be the reason it's denied.

What happens after the report?

We walk you through the findings in plain English. If remediation is needed, we hand you three vetted crews we work with, then come back for post-remediation clearance testing once they're done so you know it actually worked.
