What we test for

Four ways we find mold.

Every visit follows the same playbook — air, surface, moisture, thermal. No skipped steps, no shortcuts, no upsell.

Air sampling

Two Zefon Bio-Pump Plus units run simultaneously inside and out with Air-O-Cell cassettes. We compare your levels to baseline.

Per room · sent to lab

Surface swabs

Tape-lift or swab on visible suspects. Lab tells us the genus, not just "mold."

Lab-verified species

Moisture mapping

Non-invasive meter on every wall, ceiling, and floor in suspect rooms. We mark the map.

Pinpoint accuracy

Thermal imaging

FLIR camera finds cold spots behind drywall — where condensation feeds new growth.

See behind walls

Smoke damage testing also available for post-wildfire and post-fire claims.

How it works

Three visits. One honest report.

Most jobs are done in 4 days, start to finish. We tell you what's there — and what isn't — in language a homeowner can actually use.

— 01 · Day 1

Walk-through & quote

I come out, hear what you're noticing, look around for 30 minutes. You get a written quote that day.

— 02 · Day 2

Test & document

Air, surface, moisture, thermal — every room, every suspect. Photos, maps, samples to the lab same day.

— 03 · Day 4

Read the results

I sit with you and walk through the lab report — what's normal, what's not, and what to do next. No pressure.

Build your plan

Tell me about your place. I'll tell you what to test.

Four quick steps. No phone tag, no commitment. You'll see a price range and the exact rooms I'd sample before you book.

— Step 1 of 5

What kind of property?

Different types get different attention. A condo doesn't have a crawlspace; a 1972 ranch usually does.

Pick what fits — I'll adjust the rooms list automatically.

— Step 2 of 5

How big are we talking?

Bedrooms and bathrooms are the fastest way to size a job. We'll add other rooms next.

Bathrooms are where most cases start — moisture's the culprit.

— Step 3 of 5

Mark the rooms with concerns.

Click a room to flag it. Pick what you've noticed — smells, stains, allergies. Skip rooms that feel fine.

Even a hunch counts. Trust your nose — it's usually right.

No room selected

Tap any room to mark concerns. We'll factor each one into the test plan.

Tip: kitchens, bathrooms, and basements are the usual suspects.

What have you noticed in this room?

Musty smell Visible stain Past leak Allergy flare High humidity Cold spot Peeling paint Condensation
— Step 4 of 5

Anything you already know about?

The more I know up front, the faster the visit. Pick anything that applies — none is also fine.

Recent leak? Insurance claim? Tell me — it changes the playbook.
Recent water eventLeak, flood, slab issue in last 90 days.
Fire / wildfire eventRecent fire or smoke damage in last 90 days.

Health symptomsAllergies, asthma, chronic cough at home.

— Step 5 of 5

Here's your custom plan.

This is what I'd test, why, and what it costs. No commitment — save it, share it, or book it.

Why independent

We don't do remediation. That's the point.

Most "mold inspectors" are remediation companies in disguise. They find mold because they sell mold removal. We don't. We test, you read the report, and if you need work done, we'll point you to three honest crews — and never take a referral fee.

— That's why our reports get accepted by insurers, real-estate disclosures, and lawyers without a fight.

The report

Lab data, plain English, photos for everything.

Twelve to twenty pages, depending on the home. Every reading sits next to a baseline so you know if it matters. Every finding has a photo, a map pin, and a one-sentence "what this means."

1

Lab-verified, not visual guesswork

Every sample goes to a third-party AIHA-accredited lab. We sign off on the result, the lab signs off on the species.

2

Findings ranked by health relevance

Penicillium at the kitchen sink isn't the same as Stachybotrys behind drywall. We tell you which.

3

Insurance-ready language & protocols

Reports follow IICRC S520 conventions so adjusters and contractors don't push back.

        FAQ

        — Still figuring it out?

Here's what people ask most. If yours isn't here, call me — I'll answer it on the spot.

        (747) 609-7888
Will I find mold no matter what?
No. About 30% of our reports come back "no actionable mold." We tell you when there's nothing to fix — that's the whole reason to hire someone independent.
Do I need to leave the house during testing?
No. The visit takes 60–90 minutes. You can be home the entire time. We just ask that windows and HVAC stay closed for the hour before we arrive so air samples are accurate.
        What equipment do you use?
Two BioPump (Zefon Bio-Pump Plus) industrial air sampling pumps with Air-O-Cell cassettes, a FLIR thermal imaging camera, non-invasive moisture meters, and sterile swabs and tape-lifts. All samples go to BTLS (Biotesting Laboratory Services), a licensed AIHA-accredited lab in Tarzana, for species identification.
What does the lab actually test for?
Spore identification (genus & species), spore count per cubic meter, comparison to outdoor baseline, and presence of "indicator species" — Stachybotrys, Chaetomium, certain Aspergillus types — that point to long-term water damage.
Can you test for mycotoxins or VOCs?
Yes, but as add-ons. Standard testing covers airborne spores and surface samples — that catches 95% of cases. ERMI / mycotoxin / VOC panels add $180–$420 and another week of lab time.
        Will my insurance cover this?
Often, if you've had a documented water event (leak, flood, slab issue) or fire event in the last 90 days. We provide insurance-ready reports with IICRC S520 language. We can't promise coverage but our paperwork won't be the reason it's denied.
What if you find something serious?
We tell you straight. Then we hand you three vetted crews we work with, then come back for post-remediation clearance testing once they're done so you know it actually worked.
