When a remediation contractor finishes mold removal, water-damage mitigation, or smoke restoration, the work looks done. Clearance testing measures whether it actually is. An independent inspector visually checks the remediated area, then collects two air samples - one inside the cleaned space and one outdoors as a control - and sends them to the lab. Comparing the indoor result against the outdoor baseline is what shows whether indoor levels have returned to normal or are still elevated.

Clearance testing is often required
Post-remediation clearance is frequently a required step, not an optional one. Some states mandate that the company performing the clearance test is independent from the company that did the abatement, and insurance carriers often require an independent clearance report to close out a remediation claim and release final payment to the contractor. If your project is tied to an insurance claim, a lender, or a real estate transaction, an independent clearance test is usually what moves it to the finish line.
Clearance testing vs mold testing
Clearance testing and mold testing use the same labs and the same air-sampling methods, and both are $349 with two samples included. The difference is the question they answer. Mold testing asks "is there a mold problem here?" before any work is done. Clearance testing asks "did the remediation work?" after it is finished, and the report is written and interpreted around that pass-or-fail outcome.
